Hendrickson Appraisal Company, Inc. specializes in appraisal of office buildings including mid and high rise office complexes, neighborhood retail centers, regional power centers, industrial properties, restaurants, tideland water front properties, marinas, special use properties, large vacant land holdings, many of which involve sensitive habitat issues, and residential subdivision and golf course oriented planned residential developments. Detailed sensitivity analysis, including discounted cash flow analysis on income producing properties (offices, retail and industrial) and multi-phased residential subdivisions is a specialty area of the firm.

In addition to valuation of properties based upon their highest and best use as developed from market analysis, Hendrickson Appraisal Company, Inc. provides consulting services relating to alternative uses for various properties, under differing use scenarios.

Appraisers within the firm provide valuation consultation and expert witness testimony relating to several legal matters involving: eminent domain property acquisitions, estate matters, real property misrepresentation matters and partnership disputes, bankruptcy and foreclosure matters, and diminution of value matters involving construction defects, soils subsidence and hazardous waste issues. In addition to court testimony, arbitration and mediation services are provided to facilitate settlement on valuation issues, as appropriate.

The firm has extensive experience in appraisal for right of way acquisition purposes as it is one of a few select companies that provide multiple parcel appraisals for CalTrans and the San Diego Association of Goverments (SANDAG) as part of the TransNet Highway Program. Included in this valuation discipline is appraisal of partial right of way acquisitions, with consideration of damages and benefits to the remainder, the value of temporary and permanent easements, construction contract work, signage valuation, and before and after analysis. The firm has also completed appraisals for other government agencies, including cities, counties, redevelopment agencies, and regional transportation authorities. Multi-parcel right of way appraisals have been completed for the cities of San Diego, Carlsbad, Solana Beach, Del Mar, Chula Vista, Coronado, Santee, National City, Poway, El Cajon, and Oceanside. Additionally appraisals have been completed for the San Diego Port District, County of San Diego, Department of Justice, Army Corps of Engineers, Immigration and Naturalization Service, Department of Homeland Security, Department of Fish and Game, and many other agencies.
